1. Three different salt problems
Salt spray — airborne droplets on wind. Damage shows on the windward side as browning leaf tips and margins. Worst near open water, much reduced behind a wall or first line of vegetation.
Soil salinity — salt in the ground from storm surge, brackish groundwater or long-term accumulation. Affects the whole plant. Roots struggle to take up water even when soil is damp.
Irrigation salinity — well water carrying dissolved salts. This one catches people out because it looks like drought stress. Damage appears in a pattern matching sprinkler coverage rather than wind direction.
Read the damage pattern: one-sided means spray, uniform means soil, sprinkler-shaped means irrigation.

2. The genuinely tough performers
- Silver buttonwood — Florida native, silvery foliage, excellent salt and wind tolerance, and distinctive.
- Cocoplum — native, hedgeable, very high salt tolerance, low water once established.
- Sea grape — native, large rounded leaves, excellent salt and wind tolerance. Grows large.
- Saw palmetto — native, essentially indestructible once established.
- Spider lily — native, strappy foliage with white flowers, handles salt and periodic flooding.
- Beach sunflower — low spreading native groundcover, continuous yellow bloom, thrives in sand.
- Most palms — as a group they handle coastal conditions notably well.
3. Moderate tolerance — set back from the front
- Clusia — good salt tolerance and the default privacy hedge for much of coastal Miami-Dade.
- Agave — architectural, drought and salt tolerant, thrives on neglect.
- Muhly grass — native ornamental grass, pink autumn plumes.
- Bougainvillea — moderate tolerance, prolific colour in full sun.
Poor choices near salt: podocarpus struggles in direct spray, and most tropical fruit trees resent salt considerably.
4. Reducing exposure rather than fighting it
- Layer the planting. Tough species on the exposed edge shelter less tolerant plants behind. This is how coastal landscapes work naturally.
- Rinse foliage with fresh water after a storm or heavy blow, before salt burns.
- Leach the soil. Deep slow watering pushes salts below the root zone; light frequent watering concentrates them.
- Use walls. Even a low wall meaningfully reduces spray reaching what is behind it.
- Mulch generously to retain moisture and buffer salt concentration.
5. If the irrigation water is the problem
Brackish well water is common in parts of coastal Miami-Dade and frequently misdiagnosed.
The tell: damage follows the sprinkler pattern. Plants inside the arcs decline while the same species outside are fine.
What helps: water deeply and less often so salts flush past the roots; irrigate early morning to reduce evaporative concentration; and where feasible switch sensitive beds to another source. A water test is inexpensive and settles it before you replace plants that were never the problem.
