1. Survey before you design
Before drawing anything, record what is actually there. It takes an afternoon and prevents most of the expensive errors.
- Sun. Note direct sun hours in each area at 9am, midday and 4pm. Remember the arc shifts significantly between summer and winter.
- Drainage. Walk the property an hour after heavy rain and mark where water stands. In much of Miami-Dade, limestone caprock sits close to the surface and creates pockets that hold water.
- Soil. Dig several test holes. Depth to rock, sand versus fill, and pH — most of the county is alkaline, but imported fill can vary a lot within one lot.
- Exposure. Salt-laden wind on coastal sites, and funnelled wind between buildings, both narrow the plant palette considerably.
- Existing trees. Canopy is an asset that takes decades to replace. Design around it, and note the root zones you must not disturb.
Everything downstream depends on this. A plant list built without knowing where water stands and how deep the rock sits is guesswork with a receipt attached.
2. Zoning the property
Divide the site by how it is used and how visible it is. A useful three-zone model:

This concentrates money and maintenance where they are seen, and lets the rest of the property run on far less. It is the single most effective way to reduce long-term cost without the landscape looking cheap.
3. Structure first
Trees and screening set the frame for everything else, and both take longest to mature. They should be located before any decorative planting is considered.
Trees do three jobs in a Florida landscape: shade that makes outdoor space usable and reduces cooling load, canopy that widens the plant palette beneath it, and vertical scale against a building. Place them for those functions, allowing for mature spread and keeping clear of the structure, driveway and services.
Screening comes second — boundaries, utility areas, air conditioning units, pool equipment. Screening is what makes a landscape feel finished, and it is nearly always worth doing in a single species for continuity. See privacy planting for the specification side.

4. Hydrozoning
Grouping plants by water requirement — hydrozoning — is the design decision with the largest ongoing consequence. Mixing a drought-tolerant native with a moisture-loving tropical in one bed guarantees that one of them is being mistreated permanently, because the irrigation zone can only run one schedule.
In practice: put thirsty plants near the house where irrigation already exists and where you will notice them; put drought-tolerant material on the outer zones. Run beds on drip rather than spray — spray heads wet foliage, encourage fungal problems in our humidity, and lose a large fraction of their output to evaporation. Lawn and beds should always be separate zones; their needs are not comparable.
5. The planting layers
A landscape reads as designed when it has depth. Four layers is the working model.
- Canopy. Shade trees and tall palms — the ceiling.
- Understorey / screening. Large shrubs and clustering palms, six to twelve feet — the walls.
- Mid-layer. Flowering and foliage shrubs from two to five feet — where most colour and texture live.
- Ground layer. Groundcover, low accents and mulch — the floor, and what stops beds looking unfinished.
Beds should be deep enough to hold layers. A two-foot-wide strip against a wall can only ever hold one row of one thing. Where possible, make beds at least four to six feet deep and let the lawn or paving take the reduction — it is a better trade than a thin border everywhere.
6. Drainage and grade
Drainage is the most expensive thing to fix retrospectively, because correcting it usually means lifting planting that has already gone in.
Ground should fall away from the building — a general guideline is around six inches over the first ten feet. Water that stands for more than a few hours after rain indicates either compacted fill, a caprock shelf, or a grading problem, and all three have to be resolved before planting rather than after.
Where a wet area cannot be drained, work with it: use plants that genuinely tolerate periodic saturation — cocoplum, Florida native wetland species, certain palms — or convert it into a designed rain garden. Fighting standing water with plant selection alone does not work.
7. Maintenance is a design decision
Every design decision writes a maintenance bill. A formal clipped hedge needs three or four cuts a year; a loose informal screen needs one. A mixed perennial border needs constant editing; a mass planting of one groundcover needs almost none.
Decide the maintenance level you will genuinely sustain — not the one you intend to sustain — and design to it. Under-maintained ambitious planting looks far worse than well-maintained simple planting, and it is the most common reason landscapes look tired by year three.
8. Phasing a project
Most properties do not get done in one go, and phasing well is a design skill in itself. The sensible order is the order of permanence.
- Phase 1. Drainage, grading, irrigation infrastructure and hardscape. Everything that is disruptive to retrofit.
- Phase 2. Trees and boundary screening — the slowest-growing elements, planted as early as possible.
- Phase 3. Structural shrub planting in the main zones.
- Phase 4. Mid-layer colour, groundcover and lighting.
Running phases in this order means each stage builds on the last rather than damaging it. The common alternative — planting the visible beds first and running irrigation afterwards — costs more overall and usually means replanting.
